Public hearing set for 10-unit Swan View housing proposal near Boardman Lake

Garfield Township planners will review a small residential development on vacant, commercially zoned land along Wysong Road during Wednesday night’s meeting.

GARFIELD TOWNSHIP — A public hearing is scheduled for Tuesday night on a proposed 10-unit apartment development near Boardman Lake in Garfield Township.

The project, known as Swan View, would be located on Wysong Road, a small road adjacent to Boardman Lake, according to Garfield Township Planning Director John Sych.

“The application is being made to the township planning commission for commercial district housing development,” Sych said, adding that it involves “allowing for some housing to go into our commercially zoned districts”.

The property is currently vacant and undeveloped. While it is zoned commercial, it is not being used for commercial purposes, Sych said.

Sych said the proposed development would add to the region’s housing supply.

“Any type of housing adds to our housing stock, provides greater housing choices for people,” he said. “Whether they’re apartments, condos, or single-family homes”.

He also noted that the Boardman Lake Loop Trail has increased interest in development around the lake.

Based on discussions with the developer, Sych said the units are expected to be ownership opportunities rather than rentals, though pricing details have not been determined.

Ahead of the public hearing, Sych said the township has not received comments from the general public. However, feedback was submitted by the Watershed Center due to the site’s proximity to Boardman Lake.

“The township zoning ordinance does have some provisions in there that protect shoreline areas,” Sych said, noting that setback requirements would apply to the development.

Sych described the proposal as a relatively small and straightforward project that would fill in one of the remaining undeveloped parcels around the lake.

The public hearing will be held during Wednesday night’s Planning Commission meeting at 7:00 in Garfield Township’s main meeting room.
