New housing development in Big Rapids addresses housing shortage

BIG RAPIDS — The city of Big Rapids is advancing the Sandy Acres development, which will introduce 54 new single-family homes to the east side of the city.

The approximately $18 million project includes six income-restricted rental homes and is a response to the city’s housing shortage.

City leaders approved a Tax Increment Financing (TIF) plan to support the necessary infrastructure and site preparation costs tied to the development.

Furthermore, the City of Big Rapids plans to contribute about $1 million for public infrastructure improvements, such as roads and utilities, as part of the development agreement.

The Sandy Acres project is spearheaded by Green Development Ventures LLC and Allen Edlund Homes. It will be constructed in phases, enhancing the current housing landscape in Big Rapids, which has been challenged by an ongoing shortage of available homes.

The development agreement includes the construction of infrastructure to city standards. The developer is responsible for creating new public streets, sidewalks and water and sanitary sewer improvements necessary to support the new homes.

Once state-level reviews are finalized, construction is expected to begin, marking Sandy Acres as one of the most significant residential developments in recent years for Big Rapids. This investment raises broader discussions about housing affordability and the city’s growth.

The City will monitor the project’s progression and ensure compliance with all development agreements before granting final approvals. Specific timelines for the start of construction will be determined once reviews are completed.
